Two Ways to Sell Your Accomack County Home

    Two Paths, Real Numbers.

Most "we buy houses" companies can only buy. Most agents can only list. I do both — so you see what listing nets you AND what I'll pay you cash, as-is. Both numbers, in writing, side by side. Then you choose.

I take a limited number of sellers at a time — reach out early to secure a spot.

Path 1 — List With Us (Full-Service Listing)

Who this path is for: Your home is in good, sellable condition — or worth preparing — and you have the time to let the market work. This is how you get top-of-market proceeds, and when it's the right fit, I'll tell you plainly.

    1. 1

      Pricing strategy, not a guess.

A real CMA built on actual Shore transactions — priced to sell, not to sit.

    2. 2

      Preparation guidance.

As a Class A contractor, I tell you which repairs change your net — and which don't.

    3. 3

      Dual-MLS launch.

Eastern Shore MLS plus BrightMLS — DC, MD, DE and parts of VA, WV, PA, NJ. Most Shore agents use one; I use both.

    4. 4

      Professional marketing.

Photography, sell-focused copy, syndication, and direct outreach to my buyer network.

    5. 5

      Offers and negotiation.

Every offer judged on net proceeds and terms — not just the headline price.

    6. 6

      Contract to closing, personally managed.

Deadlines, inspections, appraisals, and title work watched with a title agent's eye.

The honest tradeoff: Listing takes time, involves showings, and the final number isn't certain until you're under contract. If certainty and speed matter more than maximum price, look at Path 2.

Fee: Typically 2.5%–3% of the sale price — no transaction fees, no add-ons, nothing hidden. If you're not satisfied and we can't resolve it, I release you from the listing agreement with no fee due, as long as the property isn't under contract.

Path 2 — We'll Simply Buy Your Home (Direct Cash Purchase)

Who this path is for: Estates and inherited property. Absentee owners done with the distance. Homes needing real work. Tenant-occupied properties. Sellers on a deadline. Anyone who values a firm date and zero effort over squeezing out the last dollar.

    1. 1

      Reach out.

Call, text, or email — you get me, not a call center.

    2. 2

      Property review.

I walk it myself. Not local? Photos, records, and a visit I handle alone.

    3. 3

      Written offer, math included.

Every line shown — beside an estimate of what listing would net you instead.

    4. 4

      Close on your date.

Clear title sets the pace. Weeks or months, and leave behind whatever you don't want.

What it costs you: No commission. No fees. The honest cost is the discount from full market value — the trade for speed, certainty, and zero effort. It's always shown in writing next to the listing alternative.

Not like the postcards: Licensed and local, 40+ years. Written offers with the reasoning attached, and clean closings — no recorded instruments clouding your title, no pressure, no games. I've spent weeks cleaning up the damage an out-of-state cash buyer did to a seller's title; this program is the opposite of that.

    Two Paths, Real Numbers

You don't have to pick a path before you call. Every conversation starts the same way: I put both numbers in front of you, in writing, and explain each one. Listing when listing wins. A direct sale when that's genuinely better. The choice is yours — made with real numbers, not guesswork.

See What Happens After We Buy

When I tell you my offer is built on real renovation numbers, this is what I mean. These are actual properties I've purchased — as-is, in the condition their sellers left them — and brought back through the Chincoteague Fixer Upper side of my business. Some return to the market for sale, some become rentals, depending on what makes sense for each property. Either way, the same person pricing your repairs is the person who's actually done this work, over and over, on homes just like yours.
