What Happens When You Reach Out
Every seller conversation starts the same way, whether you're sure you want to list, sure you want a cash offer, or not sure of anything yet. You never have to pick a path before you've seen the numbers.
- 1
We talk about the property and your goals
Where it is, what shape it's in, who lives there now, and what you need the sale to do for you: a date, a number, or simply to be done with it. There's no script and no obligation created by talking.
- 2
I look at the property myself
I walk the home in person. If you live off the Shore, send what photos you have and I'll handle the visit locally, so you don't have to make the drive.
- 3
You get both numbers in writing
What a full-service listing would likely net you after commission, repairs, and closing costs, and, where it makes sense, a written as-is offer to buy the home directly, with the reasoning behind the number explained.
- 4
You choose
List it, sell it to me, or wait. If listing will put more money in your pocket, I'll tell you so plainly. Either way, you'll know exactly what each path means before you sign anything.
Two Ways to Sell, One Conversation
Most agents can only list. Most cash buyers can only buy. I can do both, so the advice you get isn't bent toward the only thing I can offer.
List With Me
For the most money when you have time and the home is ready, or close to it.
Pricing from real closed Shore sales, professional marketing in both the Eastern Shore MLS and Bright MLS, and me negotiating and managing every deadline through closing. My standard residential listing fee is 2.5%, with no other fees.
How I list for top dollar →Sell It to Me As-Is
For speed, certainty, and simplicity when a listing doesn't fit.
A written, no-obligation offer with the math explained. No repairs, no cleanout, no showings, no commission, and a closing date you choose. Built for estates, out-of-town owners, homes that need work, and tenant situations.
How a direct sale works →Where I Work

Selling in Captain's Cove →Accomack County
Residential listings and direct purchases across the county, including inherited and as-is homes.
Compare both paths →The whole Eastern Shore
Commercial property and land & development sales in both Accomack and Northampton Counties.
Commercial property sales →Selling from out of state? Here's how I handle it without you making the trip. Inherited the house? Start here.
Helpful to Have When You Call
None of this is required to start. If you only know the address, that's plenty. But if you have it handy, we'll get further in the first conversation.
- The property address and roughly how long you've owned it
- Whether it's owner-occupied, vacant, rented, or part of an estate
- Any repairs or damage you already know about
- Your timing: a date you're working toward, or "whenever it makes sense"
- Your mortgage payoff, if you know it (a close estimate is fine)
Have questions first? Most of what sellers ask me is answered in the seller FAQ, and the selling process page walks through every step from first call to closing.
Why Reach Out Early
I price every property, walk every house, write every offer, and sit at every closing myself. That standard has a ceiling, so I work with a limited number of sellers at a time. If you're thinking about selling this year, call now to get on the calendar. When my openings are full, I'll tell you plainly and put you on a short wait list.
