    From 2008 through about 2015, my office closed more than 500 bank-owned properties for note holders and asset managers. I served as an exclusive listing broker for Fannie Mae across Virginia's Piedmont region: Fauquier, Culpeper, Warren, and Rappahannock Counties and the surrounding area. I also handled HUD foreclosure assignments and represented lenders including BB&T (now Truist). Over the same period, my office closed more than 500 short sales.

It also goes into Bright MLS, one of the largest MLS systems in the country, which puts the property in front of thousands more agents and their buyers across the Mid-Atlantic.

    Bright's back-end syndication feeds the property to the major real estate websites and the platforms where today's buyers search, including AI-driven search tools. Local reach plus regional reach means more eyes on your asset, more competition for it, and a better chance at a strong net return.

    Why local matters here

    The Eastern Shore isn't a typical market. Island properties, flood zones, private septic and wells, and a seasonal buyer cycle all affect value and time on market. National vendors price this market from a spreadsheet. I price it from experience.
