    This is Path 1 of Two Paths, Real Numbers: the full-service listing. Eight phases, from our first conversation to your closing day — with what I handle and what I'll need from you at each step.

    Each phase below shows what I do on your behalf and what I need from you to keep the sale moving.

    The First Conversation

    What I do

    Listen first. I'll ask about the property, your timeline, and what's driving the sale — then give you straight answers and both numbers: a realistic listing projection and, when your situation fits, a written direct purchase offer beside it.

    Tell me the honest picture — condition, timeline, goals. Ask everything. No obligation is created by talking.

    Pricing & Market Analysis

    What I do

    Build a comparative market analysis from actual closed Shore transactions, not modeled estimates. Walk the property myself. Deliver a recommended pricing strategy and a seller net sheet showing what you'd actually walk away with.

    Review the numbers with me and tell me your bottom line.

    Preparing Your Home

    What I do

    Walk your home with a Class A contractor's eye and split every possible repair into two lists — what actually changes your net, and what isn't worth a dime. Guide presentation decisions.

    What you do

    Knock out the short list. Track down what you can find: your survey, your title policy, HOA information if it applies.

    Setting the Price & Signing the Listing Agreement

    What I do

    Bring you my final recommended list price backed by the market analysis, and walk you through the listing agreement line by line — the same way I've presented contracts for over 40 years. You will never sign anything you don't fully understand. I'll also prepare the Virginia disclosure paperwork with you as part of this step.

    We assign the listing price together. You review everything, ask every question you have, and sign the listing agreement and Virginia disclosures. One thing I hold firm on: nothing moves forward — no photography, no MLS entry, no marketing — until this paperwork is signed. That protects both of us.

    Launch & Marketing

    What I do

    Professional photography. A listing description written to sell your home's real strengths. Entry into BOTH MLS systems — the Eastern Shore Association of REALTORS MLS and BrightMLS, covering Washington D.C., Maryland, Delaware, and parts of Virginia, West Virginia, Pennsylvania, and New Jersey. Syndication to the major consumer sites, plus direct outreach to my agent, buyer, and investor network.

    Keep the home show-ready, and approve the listing before it goes live. Nothing publishes without your sign-off.

    Showings & Feedback

    What I do

    Manage showing access through the SentriLock lockbox system — credentialed authorized users only, every entry logged. Chase down feedback after showings, report honestly what buyers are saying, and tell you plainly if the market's response says we should adjust.

    What you do

    Accommodate showings as best your schedule allows — flexibility sells homes — and step out while buyers are in the house. Buyers speak freely in an empty home, and what they say is exactly what we need to hear.

    Offers & Negotiation

    What I do

    Analyze every offer on net proceeds and terms — financing strength, contingencies, timelines — not just the headline price. Build the counter strategy and negotiate for your goals, with 40+ years of contracts behind it.

    Decide. I'll arm you with the numbers and my honest recommendation, but the call is always yours.

    Under Contract to Closing

    What I do

    Track every deadline. Manage inspection negotiations and appraisal issues as they come. Watch the title work with a licensed title agent's eye and solve problems early — not the week of closing. Review your preliminary settlement statement with you, line by line, before closing day.

    What you do

    Respond quickly when signatures are needed, plan your move, and show up to closing. If you can't be there, you have two proper options: a remote closing, or appointing your own Power of Attorney — someone you choose and legally empower to sign on your behalf. I can't serve as your POA myself, but I'll coordinate with the settlement company ahead of time to make sure whichever route you choose is prepared correctly and approved before closing day.

    How long does all this take?

    Every sale is different. Well-priced Shore homes in good condition often go under contract in weeks; unique or premium properties can take longer. What I won't do is promise a timeline I can't control — I'll tell you what the actual data says for your specific property, and keep telling you the truth as we go.

    What it costs — and my guarantee

    Typically 2.5%–3% of the sale price. No transaction fees, no administrative add-ons, nothing hidden. And if you're not satisfied and we can't resolve it, I release you from the listing agreement with no fee due, as long as the property isn't under contract with a buyer.

    I take a limited number of listings at a time — that's how every phase above gets my personal attention.
