I take a limited number of sellers at a time — reach out early.

    Sound Familiar?

“I want to get what it's worth.”

“I don't want to leave money on the table.”

“I want the right buyer and a clean deal.”

“I want someone who can negotiate and keep this on track.”

If maximum net is the goal and you have the time to do it right, this is your path.

How I Get You Top Dollar

    1

    Priced from real transactions.

A comparative market analysis built on actual closed Shore sales — priced to sell strong, not to sit.

    2

Prep that pays, nothing that doesn't.

As a Class A contractor, I split repairs into two lists: what changes your net, and what isn't worth a dime.

    3

    Two MLS systems, not one.

Eastern Shore Association of REALTORS MLS plus BrightMLS — D.C., Maryland, Delaware, and parts of Virginia, West Virginia, Pennsylvania, and New Jersey. Most Shore agents use one. I use both, every time.

    4

Negotiated on net, not headline price.

Every offer analyzed on what you actually walk away with — financing strength, contingencies, timelines included.

    5

Personally managed to the closing table.

Deadlines tracked, inspection and appraisal issues handled, title watched with a title agent's eye.

Where the Direct Purchase Fits Here

For a market-ready home, listing almost always nets more, and I'll show you the projection in writing. But you'll still see the direct purchase number beside it — because knowing your guaranteed floor makes every listing decision easier, and if your timeline ever changes mid-course, the second path is already on the table.

    Common questions

A net sheet walks the sale price through everything that gets deducted along the way: loan payoff, commission, closing costs, prorated taxes, and HOA dues. What's left is your actual net proceeds, the number that hits your account after closing. A higher sale price does not always mean a higher payout, so I review a net sheet with every offer and every counteroffer, not just once. You can see a full real example, including a sample net sheet breakdown, in this post.

Every listing goes into both the Eastern Shore Association of REALTORS MLS and BrightMLS, plus professional photography, syndication to major consumer sites, personal outreach to agents and investors, and targeted digital marketing when appropriate. I won't promise a specific number of showings or a timeline, because that depends on your property, price, and market conditions, but I personally oversee the marketing and give honest feedback rather than vague reassurance.

A lockbox is a secured box mounted on or near your door that holds a key to your home so a licensed agent or other authorized person can let a buyer in for a scheduled showing. I use SentriLock, an electronic lockbox verified through the agent's phone, not a combination-style box. It only opens for verified, authorized users during a scheduled showing, and every access is recorded. See the full breakdown of how SentriLock's security actually works, including its NAR-designated status and built-in agent safety features, in this post.

When an offer arrives, the net proceeds are calculated first to show what the seller would actually walk away with, followed by a review of closing date, contingencies, closing costs, and any unusual terms. Sellers can accept, counter, or decline, typically within a 24 to 48 hour response window, with guidance on how the offer compares to current market activity.

No. If something feels off, I want you to tell me directly so we can fix it. If we can't resolve it and the property isn't under contract, I'll release you from the listing agreement with no fee due. Direct purchase offers are always no-obligation, so if you decide it's not for you, you owe nothing and the listing option remains available.
