    Well and septic systems are common on the Eastern Shore and are not inherently a concern for local buyers. Loan types such as FHA or VA often require water quality and septic inspections before closing, and the system's age, condition, and capacity matter more than simply having a well and septic setup.

    A standard Virginia contract septic inspection typically covers locating and pumping the tank, inspecting the distribution box, and a visual walkover of the drainfield. It does not typically include camera inspection, engineering evaluation of drainfield capacity, or hydraulic load testing; those are separate scope and cost. Sellers benefit from knowing their system type, last pump date, and any Health Department records.

    Automated estimates like Zillow or RPR are models built from public records and listing data, not actual sales. In small markets like Captain's Cove and Chincoteague, a few unusual closings can pull the model far from what a specific home would bring. Pricing should be based on actual closed comparable sales adjusted for condition.
