    Common questions

    Spring and early summer are strong, but Chincoteague's late-July Pony Penning week brings tens of thousands of visitors, and buyers who tour that week often close 30 to 45 days later in August. To capture that traffic, a listing should be live and photographed before Pony Penning, not during it.

    Chincoteague's short-term rental ordinance, approved September 2026 and effective January 1, 2027, caps occupancy at 2 guests per bedroom plus 4, requires 1 off-street parking space per 2 guests on the parcel, and sets a 2-night minimum stay. Sellers and buyers of rental properties should run the occupancy and parking formula before pricing or offering. The town has indicated adjustments are still possible.

    It depends on goals, the local rental market, and equity. Selling provides proceeds now and a clean break; renting can produce income and appreciation but carries costs, management, turnover, and eventual make-ready work. The decision should be made by comparing net proceeds from selling today against realistic rent, expenses, vacancy, and projected future value.
