Plenty of Supply, Much More Than a Year Ago
This is the first Market Pulse for Onancock. There's no earlier monthly post for the town to compare against, so this one sets the starting line, and I'll track the same numbers every month from here.
Onancock finished September with 9.6 months of supply, down 2.04% from about 9.8 in August. Months of supply is roughly how long it would take to sell every home currently for sale if nothing new came on the market. About six months is often called balanced. More than that favors buyers, and less favors sellers. At 9.6 months, buyers have the advantage in Onancock.
The month-to-month dip is small. The year-over-year view, the one comparison RPR gives for months of supply, is the bigger story: it's up 47.7% from a year ago.
Where Inventory Stands
Lately I've been seeing more homes hit the market and sales slow down. In Onancock this month, the "slower sales" part fits. The "more listings" part doesn't. Only 3 new listings came on in September, down 72.7% from about 11 in August, and active inventory edged down to 48 homes, down 2%. Homes still for sale have been listed a median of 110 days, up 20.9%. Fewer new listings arrived, but the ones already out there are sitting longer.

What's Actually Selling
Just 3 homes closed in September, down 57.1% from about 7 in August. The median sold price came in at $1,000,000, up 277.4% from about $265,000 in August. Please don't read that as Onancock values jumping. With only three sales, the median is simply the middle of three homes, and one higher-end sale can set the number. It tells us what sold this month, not what a typical Onancock home is worth.
What to Expect for Timeline
Homes that sold spent a median of 110 days on market, down 6.8%, and closed at 89.7% of list price, down 3.2%. That last number matters: buyers had real room to negotiate on the homes that did sell. How High Supply Affects Price
With supply this high and up sharply from a year ago, the sellers who need to sell may price lower to sell first. If that doesn't bring in enough new buyers, values can soften. With three sales, September can't confirm that trend on price. The lower sale-to-list ratio and longer listing times do point toward buyers having room to negotiate.
