    Supply Ticks Up, But It's Far Tighter Than a Year Ago

    This is the first Market Pulse for Northampton County. Until now my monthly updates have covered Chincoteague and Captain's Cove, so there's no earlier Northampton post to compare against. This one sets the starting line, and I'll track the same numbers every month from here.

    Northampton County finished September with 7.3 months of supply, up 1.81% from August. Months of supply is roughly how long it would take to sell every home currently for sale if nothing new came on the market. About six months is often called balanced. More than that favors buyers, and less favors sellers. At 7.3, Northampton leans a bit toward buyers.

    The bigger story is the year-over-year view, the one comparison RPR gives for months of supply. It's down 40.5% from twelve months ago. Even with September's small uptick, Northampton's supply is far below where it was a year ago.

    More Listings, But Sales Picked Up Too

    Lately I've been seeing more homes hit the market and sales slow down. Northampton's September numbers fit the first half of that, but not the second.

    On the listing side, 44 new listings came on, up 4.8%, and active inventory rose to 168 homes, up 1.8%. Homes still for sale have been listed a median of 106 days, up 9.3%. That's more homes on the market.

    On the selling side, though, September was busier, not slower. 34 homes closed, up 47.8% from about 23 in August, and homes that sold spent a median of just 41 days on market, down 53.9%. That's the opposite of a slowdown, at least for this month.

    What's Actually Selling

    The median sold price was $600,000, up 10.1%. With 34 sales, the median still moves with which homes happen to close, so I wouldn't treat one month's change as a trend. Homes closed at 97.69% of list price, up 1.4%, so sellers who priced well gave up very little at the table.

    How Supply Affects Price

    Here's why I keep my eye on supply. When it runs high, sellers who need to move often price lower to sell first, and if that doesn't draw enough new buyers, values can soften. Northampton isn't showing that in September. Prices and sale-to-list both rose, and supply is well below last year. But new listings and active inventory both ticked up, and homes still on the market are sitting a bit longer. Those are the numbers I'll be watching next month.
