    When we purchased this property, the local real estate market was moving fast. Buyer competition was strong, listings were limited, and homes were selling quickly—often above asking price.

    We entered the deal as a flip opportunity and, like many buyers during that period, paid more than we ideally wanted to in order to secure the property. Our renovation plan was solid, and we expected the market momentum to continue.

    But as we neared completion, the market shifted. Inventory began to climb, days on market increased, and buyers had more options. We were suddenly faced with two clear choices:

    • List the home for sale at a competitive price to encourage a quicker sale, or
    • Rent the home to start earning immediate monthly income while the market cooled.

    The rental market in Captain's Cove, however, was showing remarkable strength—low inventory and strong demand from tenants looking for quality homes. After careful analysis, we chose to rent.

    This decision allowed us to begin seeing a return on our investment right away. Of course, we recognize that when it's time to sell, some touch-ups—fresh paint or minor repairs—may be needed, but the property is now working for us instead of sitting idle.
