Captain's Cove & Greenbackville Market Pulse — September 2026

    If you own property in Captain's Cove or Greenbackville, here's what's actually happening in the local market right now. These are real numbers, pulled from MLS listings and public records, not guesswork.

    Still a Buyer's Market

    In my August Market Pulse, I reported roughly 12.7 months of supply for the area: "solidly buyer's-market territory, and about where it's been sitting for months now." That hasn't changed much. September finished at 12.86 months of supply, down 7.22% from August.

    If that sounds like both a dip and no change, here's why. RPR has since revised its August figures for this ZIP to about 13.9 months of supply and about 97 active listings (I published roughly 12.7 months and 89 homes). RPR's September changes are measured against those revised numbers. Compared with what I published last month, September's 12.86 months and 90 active homes are about level.

    As in July and August, these figures cover ZIP 23356, which includes Captain's Cove.

    Months of supply is roughly how long it would take to sell every home currently for sale if nothing new came on the market. About six months is often called balanced. More than that favors buyers, and less favors sellers. At nearly thirteen months, this is clearly a buyer's market, the highest of the six areas in this month's update. Year over year, the one comparison RPR gives for months of supply, it's down 2.1%, about where it was a year ago.

    Where Inventory Stands

    Lately I've been seeing more homes come on the market and sales slow down across the Shore. In this ZIP, September went the other way on listings. 24 new listings came on, down 11.1% from August's 27, and active inventory came in at 90 homes, down 7.2% from RPR's revised August figure.

    There's one caution: homes still for sale have been listed a median of 97 days, up 21.3%. The homes that aren't selling are sitting longer.

    What's Actually Selling

    August's five closings looked like the usual end-of-summer slowdown. September added one: six homes closed, up 20%, at a median sale price of $339,250, up 19% from August's $285,000. Six sales is too few to call a trend. One or two homes at either end of the price range can move that median a long way.

    What to Expect for Timeline

    Homes that sold in September spent a median of 73 days on market, down 16.1% from 87 days in August, and closed at 94.09% of list price, up 0.9% from August's 93.2%. That's a little quicker and a little closer to asking, but on six sales.

    How High Supply Affects Price

    With close to thirteen months of supply, this is where price pressure matters most. When there's a lot to choose from, sellers who need to sell often price lower to go first. If that doesn't bring in enough new buyers, values across the area can soften. September's small number of sales doesn't show that clearly one way or the other, but it's the backdrop every seller here is up against, along with the mortgage-rate jump I wrote about in September.
