    A quick look at where the Cape Charles market stood in September, from MLS listings and public records. This is the first Cape Charles Market Pulse, and I'll keep adding to it each month.

    Supply Is Far Tighter Than a Year Ago

    Cape Charles finished September with 7.5 months of supply. RPR didn't show a month-over-month change for that figure this month. About six months is often called balanced. More than that favors buyers, and less favors sellers, so 7.5 leans slightly toward buyers. Year over year, months of supply is down 47.3%, so supply is much tighter than it was twelve months ago.

    A Busy Month on Both Sides

    Cape Charles doesn't fit the "slower sales" pattern I've been seeing elsewhere. 27 new listings came on, up 28.6%, but 23 homes closed, up 76.9% from about 13 in August, and active inventory held flat at 105 homes. Homes that sold spent a median of 60 days on market, down 41.7%, and closed at 98.3% of list price, up 1.7%. The median sold price was $675,000, up 13.8%. With 23 sales, I'd treat that as one month's mix rather than a trend. One thing to watch: homes still for sale have been listed a median of 110 days, up 7.8%.
